Inventory
We produce a clear, fair and detailed inventory of the condition and contents of the property.
This document can be used to validate the tenant’s entitlement to a full or partial deposit return.
Without the inventory the landlord has no evidence to produce for legal recourse to withhold the tenant’s deposit.

Inventory update
This is a revision of the original inventory that can be carried out at any point during the tenancy if changes to the property are made by the landlord.

Check-in
The Clerk and the tenants will go through the property as they are moving in to note any discrepancies with the inventory.
Meter readings will be taken, paperwork signed and keys handed over.

Check-out
The Clerk will compare the condition of the property at the end of the tenancy to the condition at the original check-in.
This will take into account cleanliness, any damage and general wear and tear as well as accounting for all items.
Final meter readings will be taken, paperwork signed and keys collected.

Interim Inspection
This can be carried out at any time during the tenancy to review the condition of the property.
This helps to ensure that landlords and letting agents are made aware of any potential problems as soon as possible.


All reports are e-mailed for speed.
Check-Out reports and check-in reports returned the same day.
Reports are supported with photographic evidence.
All our reports are prepared in accordance with the guidelines laid out by the Association of Residential Letting Agents (ARLA).
